Urgent Repair Information
There may be a time during your tenancy when you have maintenance that requires urgent action and a tradesperson will be needed after hours.
In your 'Renting a home - a guide for tenants' booklet that was provided to you at the beginning of your tenancy on page 20 it discusses urgent repairs.
What is an Urgent Repair and Can It Wait?

a burst water service
-
a blocked or broken toilet system
-
a serious roof leak
-
a gas leak
-
a dangerous electrical fault
-
flooding or serious flood damage
-
serious storm or fire damage
-
a failure or breakdown of any essential service or appliance provided by your landlord or agent for hot water, water, cooking, heating or laundering
-
failure or breakdown of the gas, electricity, or water supply
-
any fault or damage in the premises that makes the premises unsafe or insecure
-
an appliance, fitting or fixture that is not working properly and causes a substantial amount of water to be wasted
-
a serious fault in a lift or staircase

Should you have an urgent repair and this occurs between business hours please call the office on 03 9489 0555 and your property manager will organise for this to be fixed for you within the appropriate time frame.
If this occurs after hours we ask you to please call 0409 180 845 or 0418 344 166 and our agents will contact the necessary tradespeople on your behalf and then provide you with an update and course of action.
Before You Organise Your Own Repairs
If a fault or urgent repair is required after hours these calls are very expensive therefore please be 100% sure that it is a real emergency or urgent repair otherwise you may find yourself liable for the entire cost of the after hours call out for the repair. eg - one burner on cook top not working or a power point that is not working but also not dangerous. These examples do not constitute as urgent repairs and can wait until the next day.
Who To Call If You Cannot Call Your Agent First
In the event that neither of the two mobile numbers for the agents are picked up we ask you to contact the below tradesman who will talk you through the repair over the phone and see whether it can wait until the following day or will attend and rectify this for you.
